Lying to the northern tip of the estate, totally imeressed in private woods with a sweeping valley of olives and deep woodlands Pupillo truly is ‘the house in the woods’. Along a private tree-lined gravel road, a wrought iron gated entrance leads into a gravel driveway that swings right around the house. Finished in Tuscan stone, this is one of the very best villas that the Santo Stefano Estate now has to offer.

The old yellowy Tuscan stone exterior sets off beautifully the grey gravel driveway, the warm terracottas of the outside covered loggia veranda and the sea of greenery that encompasses the whole property. The double arched glass entrance doors open out into a totally unexpected interior. Contemporary rustic, in the latest tones and textures, cream walls and dark grey stone flooring complement washed heavy wood furniture draped in rich brown, golden yellow and sage green chenilles. Rustic yet sumptuously comfortable. Natural colours, fabrics and materials. There are also unique lighting, accessories and occasional furniture. Light and airy the ground floor is totally panoramic. The living and dining areas are divided through archways and the full glass windows leave wonderful views onto the pool and garden. To the left of the living area is a comfy sitting area with master fireplace. Two large mirrors hung behind the sofa reflect the fireplace and create an added lighting effect. More sofas sit infront of the glass fronted doors looking out onto the garden as does a pretty round table with wonderfully styled washed heavy rattan seating. Great for games, drinks or lunch. To the other side of the living area are two rectangular dining tables which can be joined to make one long table when entertaining. The glass fronted single doors lead from the dining area outside on to the gravel courtyard and woodland area and around to the loggia veranda.

Tucked away in the corner another door opens onto a modest sized yet fully equipped and beautifully furnished Tuscan kitchen. A heavy marble table with sunshine yellow legs sits in the middle of the room and a copper sink and taps with multi coloured tiled make this colourful room extremely pleasant for everyone to create in. A small utility room leads off the kitchen and a highly functional double cloakroom/staff bathroom with wonderful terracotta basins and dark green grés tiling sits off the living area. To the right of the ground floor are full two bedrooms with ensuite shower rooms. Both rooms have a glass garden door and so immediate access to the outside without having to pass through the living area.

Upstairs is reached by an inside terracotta staircase. The stairway walls and upstairs long hall are painted a rich green. The long corridor lined with lamps and mirrors and is reminiscent of a castle hallway. Bedrooms lead off the hallway left and right. There are in total six bedrooms on the first floor, 3 of which are full doubles with ensuite bathrooms with tub and incorporated shower, 1 twin room with ensuite bathroom with tub and incorporated shower and a master double bedroom and master twin with ensuite bathrooms both with tub and separate walk in shower. A little old fashioned with tubs maybe but very much appreciated!

The bedrooms are decorated in natural hues with four posters – slatted bases and firm mattresses - and draped back cloths, luminous, spacious and all with shuttered windows. Woodland, horizon and pool and garden views. Light fittings are retro in stainless steel and mesh as are the doors of the big solid Tuscan wardrobes. Bedside tables are in Tuscan stone. Bathrooms are finished in dark green grés tiling, terracotta basins, feature wooden ladder clothes rests or towel rests (in addition to full vertical heated towel rail radiators), glass hanging lantern lighting and spot lighting and many with electric sky lights.

Naturally all rooms of the villa are air-conditioned. A tableau green lawn sits infront of two wide arched glass fronted French windows and leads onto rose gardens with secular cypresses and olives. Beyond the rose garden, the spectacular pool offers the most dramatic waterfall drop away effect. With a spa bath at both ends of the pool, in the centre a flight of Roman steps lead down into the water. Bordered by a Tuscan stone paved solarium, this fantastically pitched pool lies right next to the valley and is then in turn itself overlooked by woodland, villa and gardens. The position takes advantage of the sun all day long. Another spectacular setting to watch the sun go down, over drinks maybe!

The south and westerly facing Loggia is perfect for shady relaxing and informal dining. Towards the west of the house off the kitchen area and just infront of the pathway down to poolside, the pretty Tuscan loggia veranda provides a wonderful space for entertaining. The loggia provides wonderful dawn and twilight views, surrounded to the rear by trees it also overlooks the garden and pool as well as deep woodland views. A perfect property for entertaining, superbly positioned, Villa Pupillo is a sophisticated venue for family reunions, celebrations, parties and professional events.

"First of all, I'd like to thank you very much for the wonderful time we spent in

both houses. The best for me was the absolutely secluded position of both

houses, the quiet and the great views of the hills, which is so important for a

city dweller. Pupillo does not have extensive decoration, but this is actually good, as the stays stylish but impersonal in a good way, leaving the guests their private space. The pool is excellent. Air conditioning available and very good (Daikin). The buffet dinner was a very good idea and very well presented when we arrived. The SStefano in general is well organised and the staff produce a very good impression."

Food Hamper

Can be arranged for an additional cost and service charge payable locally. For guests who are arriving late or who recognize they may be delayed and arrive with no time to do shopping. Shops are shut on Sundays, so the aim of the Food Hampers is to provide two light meals and two breakfasts, to allow guests to go out for one meal, then do more shopping on Monday. We can adapt these hampers to take into account allergies, dislikes and dietary requirements, or according to whether there are children in the party.

Cook Service

The private villas on the private country estate of Santo Stefano provide the ideal setting for families and adult parties alike to enjoy dining in the privacy of your own villa. The dining rooms can be used for informal or formal dining with or without staff as required. The open-air pool loggias are perfect setting for private al fresco drinks and dining against the background of magnificent sunsets. We can arrange for a cook or professional chef to take care of your catering requirements and can provide cost guidelines for any meals. These cost guidelines will include the services of a cook, an assistant and food shopping, but exclude drinks and preparation for children's meals (if required) before the adults sit down. The overall cost of the meal is dependent on the menu selected. Reasonable local wines and top quality Tuscan wines are only available on a sale or return basis from the one of the best local enoteca who are also delighted to offer their services for a tasting. Cooks and staff are subject to availability and early booking is essential.

Maid Service

Monday - Friday daily with a change of bath towels. Full cleaning on departure. Extra maid service and personal laundry services are available on request. For rentals of two or more weeks, bed linen is changed weekly.

Owner Managed

Full concierge services are offered by the Santo Stefano management to guests staying at the private villas. Advance reservations for restaurants are necessary to secure space for large parties and guarantee their excellent service. The manager is delighted to give advice on open-air markets with top quality produce, speciality food shops and qualified vinters that excel in their choice of exceptional Tuscan wines. Cooking demonstrations, wine tastings can also be arranged. Through excellent local contacts, private tours and informal visits can be organised according to your personal interests to potteries, historic gardens and olive oil mills. The managements can also advise on the best shopping outlets, local spas and beauty treatments many of which are also available in the comfort of your private villa.

Weddings

Pupillo is an ideal setting for a magical Tuscan villa wedding event. Personal consultancy in wedding and event organisation is offered by the Estate Manager. Whether your wedding or party is for two or two hundred, all arragements are totally a la carte exactly as they should be for your big day. You fly to Italy, personally choose your very very own location, meet the professional suppliers with the support of the estate management. Guests have danced the night away to a top Italian jazz band, used hairdressers from the Milan Fashion shows, and enjoyed champagne cocktails at sunset by the pool. No effort is spared to attend to the smallest details, leaving you to enjoy the occasion to the full with your loved ones in the privacy of your own private Tuscan villa. Civil weddings usually take place at a classically beautiful town hall with the reception after in the privacy of your own villa or in a local restaurant. According to your budget, the Estate Manager can organise all levels of catering from a simple barbecue to a sophisticated black tie gourmet dinner, cocktail parties, hairdressers, beauticians, musicians, florists and photographers.

Destination introduction

Chianti is perhaps the best known of all Tuscany's varied panoramas. Located between Siena and Florence and known above all for its good wine, Chianti is dotted with pretty hill top towns and villages, green hills, undulating rows of vines, olive groves and swathes of pine and ancient oak.
